In this difficult market, you demonstrated the knowledge, skill, tenacity and professionalism that is critical in these complex and challenging times.
As you know, we placed the property on the market in June 2010, listing it with another realtor. We expended a great deal of money to upgrade the home, hoping to ensure a quick sale. Alas, a poor assessment of the market value of the condo, outdated marketing tactics, and poor knowledge of the realities of a market then in free-fall, led us to the unfortunate experience of having to “chase the market”, constantly reducing the asking price and watching as the property sat and sat on the market. We truly felt that we now had a realtor who was on top of everything.
Sale Negotiation and Services: We were delighted when you produced a buyer whose profile matched the type of person we had anticipated. This all happened while we were traveling inNew Mexico and we so appreciated your constant attention to detail as we faxed and emailed offers and counter-offers. That the offer was a total cash offer made things even better.
Follow Up and Short Sale Skills and Services: As you know the sales price was less than what I owed on the property and while the shortfall was relatively small, we needed to work with our lender to accomplish a short sale of the property. You handled this aspect of the sale masterfully, even providing the lender’s representative with a dossier of photographs, and equivalent sales data in the Plaza del Valle complex. We feel that if it had not been for you and your expertise in this complex area of real estate sales, your attention to detail, follow up, and negotiating skill, the transaction would not have been completed. It is telling that the buyer’s realtor repeatedly complimented you on your skill and expertise in this area and admitted that she totally relied on you to make this sale happen. We also appreciated your understanding and empathy for us as we went through this process and it was extremely valuable to us that you insisted that we consult with an attorney who reviewed our situation and outlined our rights and recommended actions. It eased our minds tremendously and provided very valuable information.
